Demystifying Home Showings: What to Expect
Today, we’re diving into a question that often gets taken for granted in the world of real estate, but is crucial for anyone looking to buy or sell a home: "How do home showings work?"
Understanding the Showing Process
It's a fantastic question, and it's easy for real estate agents to assume that everyone knows the ins and outs of the showing process. However, if it's been a while since you bought or sold a home, or if you're new to the real estate game, this blog post is designed to bring you up to speed on how home showings typically work in our local Southeast Florida market. Keep in mind that these processes can vary from place to place, so always consult with your local real estate professional for specifics.
Scheduling Showings in Advance

One fundamental aspect to understand is that, in today's world, virtually all home showings are scheduled in advance, especially if the home is occupied. This scheduling protocol is in place to ensure your safety and privacy as a homeowner. Never allow someone to enter your home without a prior appointment made through your agent.
Lockbox Access

When a potential buyer views your home with their real estate agent, the agent will access the key to your house through a lockbox. These lockboxes are typically placed on your door handle or a nearby railing. After the showing, the agent places the key back in the lockbox. This system is customary in our market and provides a convenient and secure way to show your home, limiting access only to those with a lockbox code.
Post-Showing Follow-Up

If you're selling your home with our team, rest assured that you'll receive follow-up communication regarding the showing as soon as we determine the prospective buyer's interest. However, it's essential to know that every real estate agent may have a different policy when it comes to providing feedback. Some agents provide detailed feedback, while others may only communicate if their client expresses strong interest or submits an offer.
